When a part-time resident closed on her Spring Lakes condo in Bradenton, she had just one day left in town—and a long list of updates to tackle. With evolving family dynamics drawing her to Florida more often, she needed a space that felt fresh, functional, and easy to maintain. Her vision was clear: light, clean, and simple. Her timeline? Not so much.

In just six weeks, Duncan’s Creative Kitchens transformed her kitchen and two bathrooms from pseudo-Victorian to breezy coastal. And we did it all while she was out of town.

Designing Around a Tight Budget and Timeline

The homeowner had already lined up cosmetic updates. She envisioned a space that was light, clean, and simple. To achieve this, her handyman removed the old wallpaper and painted everything with a crisp white. This fresh backdrop was the perfect complement to the new weathered-looking vinyl plank flooring that was installed throughout the condo just before selling.

She came to us for cabinetry and countertops, and we met the day before she flew home. From that point on, our Stressless Remodeling™ approach took over.

For this project, a full, drawn-out renovation was out of the question, we opted for a simple replacement. We kept all mechanicals and walls in place, focusing on smarter storage and updated finishes. This strategy saved time and money while still delivering a dramatic transformation.

Kitchen Cabinetry: Smart Choices with Mantra

We selected Mantra Cabinetry, a stock line known for fast delivery and high-quality construction. As a stock line, Mantra arrives in about half the time of other custom or semi-custom lines. But a quick delivery doesn’t mean sacrificing quality. Mantra cabinets are built in the USA with all-plywood construction, dovetail drawers, and soft-close hardware. The homeowner selected the clean, white shaker-style doors, which were an ideal fit for her desired aesthetic. In her kitchen refresh, we were still able to incorporate modern conveniences like a pantry with roll-out trays, a lazy susan corner base, tray storage, and a pull-out trash bin.

Bathroom Vanities: Simple, Stylish, and Space-Savvy

The master bath vanity spans wall-to-wall with an asymmetrical layout—sink on the right, flexible storage on the left. In the hall bath, a 42″ console cabinet centers the sink with drawers on each side. She sourced her own mirrors, lighting, and medicine cabinets, keeping the look cohesive and budget-friendly.

Countertops That Balance Style and Savings

To maximize the budget, we suggested an entry-level granite for the countertops. Entry-level granites aren’t of lower quality; they are more affordable because the stone can be sourced from many regions worldwide. We presented her with a few viable options, and she ultimately chose White Ornamental granite for the kitchen countertops. This choice created a beautiful, cohesive look with her new white cabinetry and weathered plank flooring.

For the vanities, we sourced a remnant of Steel Gray granite—an ideal way to save without sacrificing style. Think of remnants as the countertop clearance rack: high-quality pieces left over from larger jobs. Using a remnant is an excellent way to save money and stretch a tight budget. Our client also took advantage of a promotion the stone fabricator was running, which included a free undermount stainless steel kitchen sink and two undermount china vanity sinks.

Appliances and Fixtures: Simple and Streamlined

She found a discounted Frigidaire stainless steel package at a big-box store. It included a range, refrigerator, dishwasher, and microwave hood.

She also sourced and installed her own plumbing fixtures, keeping the project moving swiftly.
